The agenda for the meeting will close three weeks before the meeting at 12 Noon hour.   Both new applications of any type and all continuing submissions regarding site plans, subdivisions, special permits or other agenda items to be considered at the meeting must be received in their entirety at the Planning Board Office in required number, with all required application fees paid and required escrow deposits made, not later than the close of agenda.

​The Planning Board for the Town of Union Vale was created  by the Town Board on March 6, 1962.   This board consists of seven  townspeople,  appointed according to the requirements of Article 16 of the Town Law.   Each member is appointed for a term of seven years.   These terms are staggered so as to have the expiration of one term each year.


Before preparing any application, the applicant should contact the Code Enforcement Officer at 724-5953 to determine the correct classification and forms needed to appear before the Planning Board. General information can be found in the Town Code.

Effective March 5, 2012, no application will be accepted by the Planning Office unless all of the below stated is included.  Payment for application fees is due at the time of submission.

The Planning Board meets the
Third Wednesday of each month. The deadline for submission is 21 days prior to the meeting.

Minor Subdivisions (1-4 Lots) $300.00* (+ $200 each new lot)

Special Use Permit $250.00*
SUP - (Subdivisions) $250.00* (+$100 per lot)
Site Plan Review $250.00*

Major Subdivisions (5 + Lots)
Sketch Plan Reviews $500.00*
Preliminary Approval $350.00* (+$300 each new lot)
Final Approval $500.00* (+$300 each new lot)

The agenda for the meeting will close two weeks before the meeting at 12 Noon hour.  Items for consideration at the meeting must be received by that date.

The Zoning Board of Appeals for the Town of Union Vale was created by local law on July 13, 1987.  The board consist of five members appointed by the Town Board.  The Town Board designates the Chairman and fixes the terms of office of the members.  Each member is appointed for a term of five years.   These terms are staggered so as to have the expiration of one term each year.  The powers and duties of the Board of Appeals are prescribed by law in Chapter 90 in the Code of the Town of Union Vale; and are specified as follows:

(1) [ Interpretation ] upon appeal from a decision by the Code Enforcement Officer, to decide any question involving the interpretation of any provision of Chapter 90 of the town code, including determination of the exact location of any district boundary if there is uncertainty.

(2) [ Variances ] to issue use variances or area and bulk variances to provide relief from the strict interpretation of Chapter 90 of the town code in case of economic hardship or practical difficulty.
